Question: How Can I Be Sure My Property Investment Will Be Safe?

Steppingstones To Crete works with only reputable companies and legal representatives. Michael Kremastoules speaks fluent Greek and is well known and respected by the business people of Crete. He is fully aware of the legal system here and will make sure that each step of your property purchase is carried out according to those laws.

In the case of purchasing new, under construction or properties bought from the plans it will take between 2-4 years for you to receive the deeds. To put your mind at rest, let us explain a little about the law in Crete regarding Registration and Valuation.

There is a very unique Land Registry System in Crete, this comprises all the works and means by which immovable property is technically defined and drawn, legally recognised, secured and financially valued. Its function is to collect all information and the history of each individual piece of land, and trace it back. The rights in land are defined and secured and all transactions related to immovable property are safe and protected. (In other words you legally own your new property from the moment you sign your contract.).

This is the reason why it can take some time for the deeds to be issued, but the computerisation is at present being accelerated and upgraded. Nevertheless, Crete is one of the few countries in the world which maintains such an accurate and effective Land Registry system.
